Black Butte Ranch is located seven miles northwest of Sisters on HWY 20 at the southern foot of Black Butte. Today’s resort has its roots in the 1960s when Brooks-Scanlon, Inc. a timber management & forest products company, came to the realization that some of the company’s 200,000+ acres of forest land might have a more profitable use than forestry. A subsidiary company, Brooks Resources Corporation, was formed to acquire and develop the property. The first major project was Black Butte Ranch, which had been a working cattle ranch that dated to the 1800s.

Brooks Resources Corp. purchased the Ranch in 1970 and set about creating a residential resort community with a limited commercial activity that would attract families west of the Cascades. While the natural setting and convenient location a few hours from the Portland metro area was a big selling point, the location also posed challenges. The biggest of which was the limited commercial support services that would reside on the Ranch. Brooks Resources soon realized that the closest town of Sisters would need to fulfill this role. However, at the time, Sisters had fallen into a period of decline after the closure of several local logging mills.

Undeterred, Brooks Resources envisioned the town as an important amenity to Black Butte Ranch and came up with a plan to encourage redevelopment. In short, they offered financial assistance ($5,000 grants) and architectural review to any Sisters merchant who would be willing to update their building’s façade to a western-themed look. The program was a success and in 1978 the Sisters City Council formally adopted the western theme into the town’s design guidelines.

Work at the Ranch continued as a community of distinct neighborhoods developed around two 18-hole golf courses interconnected by miles of bike paths that put residents and guests within minutes of tennis courts, swimming pools, several restaurants. In 1982, the ownership of the roads, paths, common areas, and recreational amenities were transferred from Brooks Resources Corp. to the Homeowners Association. The remaining assets, including the Lodge, sports shops, golf courses, and Ranch maintenance & utilities were sold to the Homeowner Association in 1987.

Today, the 1,800-acre resort is owned by the homeowners association and includes 1,251 home sites, 120 vacation rentals, the 18-hole Big Meadow Golf Course (designed by Robert Muir Graves), the 18-hole Glaze Meadow Golf Course (redesigned by John Fought), 17 tennis courts, 5 swimming pools, 3 restaurants, a few shops, a general store, a full-service day spa, and stables are all connected by 33 miles of private roadways and 18 miles of bike paths.

Black Butte Ranch shares the 97759 zip code with the neighboring town of Sisters – which is a thriving community known for its unique and quaint charm. Its focus on art, music, and culture draws tourists and Ranch guests from all over the world.

Black Butte Ranch allows public access to its restaurant, golf courses, and horse stables, but is primarily oriented to its year-round residents and seasonal guests.

Condominiums

There are three distinct sections of condominiums located within the ungated portion of the north end of Black Butte Ranch near Black Butte Lodge and picturesque Phalarope Lake. Range amenities in this area include the Big Meadow Golf Course Clubhouse (including Roberts Pub), sports field, picnic pavilion, tennis courts 1 & 2, the disc golf course, archery area, nature trail, the Lakeside Activity Center (including Lakeside Bistro, fitness facility, outdoor pool & hot tub), and the Black Butte Lodge (including the Lodge Restaurant & Aspen Lounge).

Country House Condominium Section

The Country House Condo consists of 32 units located immediately west of the Lakeside Activity Center.

The eleven (11) lots that comprise Meadow Cabin Sites are located on Meadow Grass Circle within the larger Golf Homesite Section. Fairway 17 of the Big Meadow Golf Course is just northwest of this neighborhood and Meadow Grass Lake is to the south.

Aspen Lake lies directly east of this small neighborhood. The BBR Fire Dept. and Ambulance services are located directly across Hawksbeard. The South Meadow Pool & Tennis (courts #15 & #16) are the closest recreational facilities. Paulina Springs and the Glaze Meadow Recreation Center (GMRC) are just a little further to the north and south respectively.

East Meadow Homesite Section

The 64 East Meadow home sites occur in four phases south of the East Meadow Gate on both sides of Bishop’s Cap. This section is the closest neighborhood to the Ranch’s main entry and facilities including the Welcome Center, General Store, Stables & Equestrian Trails, BBR Police Department, & Community Center (administration, Meeting Rooms, Postal & Business Center). The South Meadow Pool & Tennis (courts #15 & #16) are located at the southern tip of this neighborhood.

Glaze Meadow Homesite Section

The Glaze Meadow neighborhood is located south of the intersection of Hawksbeard & Ponderosa. This is the largest neighborhood and comprises the entire southern third of Black Butte Ranch. Glaze Meadow contains 380 homesites in twelve phases. Many have frontage on the fairways of the Glaze Meadow Golf Course. Other lots back up to National Forest land. In addition to the Glaze Meadow Golf Course & Clubhouse, the other major amenity in this area is the Glaze Meadow Recreation Center (GMRC) – which includes, among other things, outdoor tennis courts #5-13 (#7-9 are lit until 11 pm), basketball, bocce ball, & pickleball courts, indoor & outdoor pools, hot tub, fitness facility, bike rentals, and the Black Butte Ranch Spa. Additionally, Upper Glaze Meadow Tennis (courts #17 & #18) & Basketball (1 full court) can be found in the southwest corner of this section. Hazard Lake, Gosling Lake, Homestead Lake, Lupine Lake, and Heron Lake are located south of the Glaze Meadow Recreation Center off of Hawksbeard. A number of home sites have views and even close frontage to them.

Golf Course (aka Golf Home) Homesite Section

This is the second-largest neighborhood in Black Butte Ranch and consists of 351 home sites that were platted in 16 phases on both sides of Hawksbeard in the northwest corner of the Ranch. The Big Meadow Golf Course snakes its way through the neighborhood and many homes have frontage on the fairways. The Big Meadow Clubhouse and Lakeside amenities lie immediately east of the Big Meadow Gate. The Paulina Pool & Tennis (court #19) are located at the southern end of this neighborhood as is the Paulina Springs Fragile Ecosystem.

Rock Ridge consists of 83 homesites in two phases that are located south of the East Meadow Homesite Section and north of the South Meadow Homesite Section just off of Bishop’s Cap on Ponderosa. Bike Paths connect this neighborhood to both.

The Spring Homesite Section contains 31 lots on both sides of Hawksbeard between the Golf Home and South Meadow neighborhoods.
