    Central Oregon Gated Ranch Communities

    A few large ranches in central Oregon have been transformed into gated residential communities while retaining some or most of their original ranch functions. These neighborhoods are perfect for those who want the security of a gated subdivision and the romance of ranch living, but without the work – the burden of which is left to ranch management.

    These ranches may lack some of the amenities of central Oregon’s larger destination resorts. However, they afford a quieter, more private lifestyle. For the most part, they offer a reduced number of homesites, but the lots tend to be bigger. This, in turn, leads to more privacy within the community as well as larger, more luxurious homes.

    As with the larger resorts, each ranch has its own identity and flavor.

    Vandevert Ranch

    Vandervert Ranch (el. 4,200′) is located immediately south of and adjacent to Crosswater in the unincorporated Three Rivers South area between Sunriver and La Pine (zip code 97707). William Plutarch Vandevert originally homesteaded the ranch in 1892, before the founding of both Deschutes County and Bend. The Vandevert family maintained ownership of the ranch throughout the successive decades up until the 1980s. In 1988 the ranch was purchased by Jim and Carol Gardner, who restored the existing homestead and developed the ranch as a high-end gated community. Today’s ranch is spread over 400 acres along both banks of the Little Deschutes River. Vandevert Ranch maintains a log home theme and claims the greatest concentration of log homes of any community in the west. Access is strictly controlled and Vandevert has the reputation of the most private and exclusive of the ranches discussed on this page. It also has the smallest number of homesites – just over twenty (most of which have houses on them).

    Ranch At The Canyons

    Ranch At The Canyons (el. 2,800’) is located a few miles northeast of Terrebonne – with which it shares the 97760 zip code. In the late 1990s, the 1,700-acre ranch was adapted to a private residential community by developers Jim Gardner and Mick Humpreys. The original vision was to create an exclusive Tuscan-themed destination resort around a golf course. That plan was altered by state land use laws which prohibited some resort uses (including the golf course) within certain limits of agricultural uses. A further blow to the original vision came in the form of the 2008 recession and ultimately, the ranch was sold. The current masterplan consists of 46 homesites of 4 to 13.75 acres, combined with 600 acres of commonly owned irrigated farmland and 500 acres of protected land spread over both sides of the Crooked River and zoned for conservation under the auspices of the Deschutes Land Basin Trust. In addition to homes and ranch structures already constructed, the ranch also includes the Old Winery Clubhouse & Guest Villa, the Tuscan Stables, the Cavallo Equestrian Center, and Monkey Face Vineyard. The original Tuscan architectural design theme has been retained and is reinforced by CCRs and a design review board. Although a gated community, Ranch At The Canyons has been known to open its gates for home tours and wedding receptions.

    Deschutes River Ranch (est. 2003)

    Deschutes River Ranch (el. 3,200′) is located midway between Bend and Redmond off of the Old Bend Redmond HWY and is a part of the 97703 zip code. The ranch covers 450 acres that span both sides of the Deschutes River. Adapted to include single-family homes in 2003, the ranch currently has around forty home sites with a number of homes built upon them to date. The size of the ranch affords hiking, bicycling, and horseback riding opportunities. In addition, a common area pavilion is open to all homeowner association members for family events (i.e. reunions, wedding receptions, etc.).
