Sunriver (el. 4,164′), is a census-designated location and planned resort community in Bend’s 97707 zip code west of HWY 97, 17 miles south of Bend in the Deschutes National Forest along a section of the Deschutes River that has been designated a National Wild & Scenic River. The 3,300-acre resort is located on the site of the former Camp Abbot, a World War II training facility that was established in 1942 but abandoned by 1944. The development of today’s resort was started in 1968.
The community consists of condos, homesites, common areas, several commercial areas (including The Village At Sunriver and Sunriver Business Park), the Sunriver Resort Lodge (offering hotel rooms, banquet facilities, and a fine dining restaurant), Sunriver Woodlands Golf Course (a Robert Trent Jones, Jr. design), Sunriver Meadows Golf Course (a John Fought redesign), the Sunriver Nature Center & Observatory, the SHARC (Sunriver Homeowner’s Aquatic and Recreation Center), an owners’ pool, a boat launch, several parks, and numerous tennis & pickelball courts. Additionally, the resort maintains an airport, stables, & marina. Sunriver features over 3,200 homesites and 1,000 condos. All residential properties are assessed a monthly maintenance fee by the Sunriver Owners Association (SROA). The condominium and townhome developments, as well as a few single-family home subdivisions, assess their own homeowner association (HOA) dues in addition to the monthly SROA dues.

Subdivisions Within Sunriver
Sunriver Condominiums
Abbot House is located on the north side of Abbot Drive between Circle 1 and Sunriver Village.
Aquila Lodges At Sunriver are located off of Abbot Drive, just west of the SROA, fire, police, and Sunriver Owners Storage South.
Circle 4 Ranch Condominiums are located next to Circle 4 between Abbot Drive and West Cascade Road.
Cluster Cabins a.k.a. Cluster Court is located on the southern edge of Sunriver next to Spring River Road, though it is accessed from Meadow Road within the Meadow Village subdivision of Sunriver.
Fairway Village Condominiums are located off of West Core Road near Circle 6. Some of the units look out onto the Woodlands Golf Course. The Golf Clubhouse, the North Pool, and the North Tennis Complex are a short walk to the east.
Kitty Hawk is located on the west side of Meadow Road, just south of Sunriver Lodge and The Great Hall. Most of the units have views to the west that look out onto the Meadows Golf Course and the larger Sunriver Meadow beyond.
Meadow Houses North are located in two groups near the center of the resort. The first group (phases 1&2) is located immediately west of Fairway Island. The second group (phases 3&4) is located off River Road near Circle 3.
Meadow Houses West are located immediately west of Fairway Island. The units in this neighborhood look onto the Meadows Golf Course and a good portion of them look out onto the Sunriver Meadow beyond.
Mountain View Lodges are located immediately west of the SHARC near Circle 2 between Abbot Drive and Overlook Road.
The Pines are located on the west side of Meadow Road, just south of Sunriver Lodge and The Great Hall. Some of the units have views that look out onto the Meadows Golf Course. Amenities include a tennis court and a seasonal outdoor pool.
Pole Houses are located north of the SHARC on Overlook Rd. Most of the lots are forested, though a few have views out onto the Meadows Golf Course.
Powder Village Condominiums are located in the southeast corner of the Sunriver Business Park just west of and adjacent to the commercial Compound Condos. This development includes a seasonal outdoor pool. See also http://www.powdervillagecondos.com/
Quelah Condominiums are located on the north side of River Road, just west of Circle 3. Amenities include 3 tennis courts and a seasonal outdoor pool & hot tub with a clubhouse. See also http://www.quelahatsunriver.com/
Ranch Cabins are located near Circle 4 on the south side of West Cascade Road, between the Circle 4 Ranch Condominiums and the Mountain Village West subdivision.
The Ridge Condominiums are located along Beaver Drive immediately northeast of the SHARC. This neighborhood typically offers 1/8 (6 weeks/year) and 1/4 (12 weeks/year) deeded co-ownership shares on a timeshare format (RCI membership may be obtained) – though not all units are rentable. However, a few of the units are 100% owned and occasionally become available. Monthly HOA fees include the monthly SROA fee, taxes, interior/exterior maintenance reserve funds, snow removal, and all utilities (WiFi, cable, TV, garbage, water, sewer). Additionally, from https://theridgeatsunriver.com/: “Each condo has 2 bedrooms and 2 baths (sleeps 6). The primary bedroom has a king bed, a whirlpool spa, TV, and a private bath. The second bedroom has 2 twin beds. There is a sleep sofa in the living room. The living room also contains a wet bar, fireplace, and TV/DVD. The kitchen is fully equipped with cooking and cleaning utensils (so all you need to bring is food). There is a washer/dryer and each unit has 4 adult bikes. Cable TV and wireless internet are included. Onsite, there is a seasonal swimming pool & tennis court, a year-round hot tub, as well as a recreation room equipped with a ping-pong table, a fireplace & a TV. All units are non-smoking and pets are not allowed.”
* River Village Condominiums are located in the extreme northwest corner of the resort off of Circle 7 on Bittern Ln. About half of the units have frontage on the Deschutes River and there is a clubhouse with a seasonal outdoor pool. Short-term rentals are prohibited within this subdivision.
Skyline Condominiums are located on the north side of River Road, just west of Circle 3, and share their entry with the neighboring Quelah Condominiums.
Sunriver Lodge Condominiums are located just north of the lodge, near the Cove Pool complex, and are owned & managed by Sunriver Resort exclusively as short-term, nightly rentals.
Tennis Village Townhouses are actually condos arranged around the Sage Springs Club & Spa near Circle 1, immediately south of Center Drive.
Wildflower Sunriver is located along Abbot Drive opposite Sunriver Village. Most of the units have frontage on the Meadows Golf Course.

Sunriver Townhomes
* Alberello At Sunriver is located just south of the Woodland Golf Clubhouse. However, they are accessible off Cottonwood Rd. and Big Leaf Ln. – which winds through the subdivision of Fairway Crest Village. Short-term rentals are prohibited within this subdivision.
Eaglewood At Sunriver is located just south of the North Tennis Complex, the North Pool, and the Woodland Golf Clubhouse. However, they are accessible off Cottonwood Rd. and Silver Fir Ln. – which winds through the larger subdivision of Fairway Crest Village.
Freemont Crossing is located between Sunriver Village and the SHARC. This entrance to this neighborhood is gated off of Beaver Drive.
StoneRidge Townhomes are located on the west side of the Sunriver main entry traffic circle (the one with the water feature), but are accessed from within Sunriver. These are predominantly fractional time-share ownerships and RCI membership may be obtained. From stoneridgetownhomes.com: “StoneRidge Townhomes offers 10% (5 weeks) or 20% (10 weeks) of residence per year in either a two or three-bedroom luxury townhome. Each townhome is professionally decorated and accessorized with quality interior furnishings. The 12-acre resort property is landscaped with lawn areas, waterfalls, and ponds throughout. On-site amenities include a 6,500 sq ft clubhouse with a fitness center, seasonal saltwater pool, year-round 28’ saltwater spa, a club room with a full kitchen and bar area (with ice & a refrigerator), an executive conference area, and a library. The resort also offers 2 championship tennis courts, a children’s play area, and bikes for owners and guests to use during their stay.” All units and grounds are non-smoking and pets are not allowed.
Single-Family Residential Subdivisions Within Sunriver
* Aspen Meadows is located on the south side of River Rd. near Circle 3. A number of the homes in this subdivision face out onto Sunriver Meadow. Lake Aspen, the Sunriver Nature Center, and the Oregon Observatory are a short walk away. Short-term rentals are prohibited within this subdivision.
* Championship Estates aka Champion Estate is located in the north end of the resort near Circle 9. Most of the lots in this subdivision have frontage on the Woodlands Golf Course. The North Tennis Complex (10 courts) borders it on the west and the North Pool and Woodlands Golf Clubhouse are a short walk away. Short-term rentals are prohibited within this subdivision.
Deer Park is located in the northeast corner of the resort and is easily accessible from the Cottonwood Rd. entrance. The Sunriver Owners Storage North is located in the northeast corner of this subdivision. Fort Rock Park is located to the southwest (near Circle 11). Sunriver Marketplace, Holy Trinity Church, and the former location of the Sunriver Preparatory School are right in the middle on Cottonwood Rd. near Circle 10.
Fairway Crest Village is located in the north half of Sunriver Resort. Its 5 phases are arranged around the fairways of the southern half of the Woodlands Golf Course.
Fairway Island is located west of Sunriver Village off of Abbot Drive. Many homes in this neighborhood have frontage onto the Meadows Golf Course.
Fairway Pines is a 10-lot subdivision located on the south side of West Core Rd. near Circle 6. A few of the lots look out onto the Woodlands Golf Course.
Fairway Point Village is located at the north end of Sunriver Resort. Its 5 phases are arranged around the north fairways of the Woodlands Golf Course. The Winners Circle Tennis Complex (2 courts) can be found within this neighborhood.
Forest Park is located on the east side of Beaver Drive, opposite Sunriver Village and the SHARC.
Fort Rock Hill is a 12-lot subdivision located north of and adjacent to Fort Rock Park. It is accessible from E. Cascade Rd. via Shamrock Ln. Half of the lots have direct frontage on the Woodlands Golf Course.
Meadow Village occupies most of the southern tip of Sunriver between Abbot Drive, S. Century Drive, and Spring River Road. Some of the homes in this subdivision have frontage on the Meadows Golf Course.
Mountain Village East is located on the east side of the resort. The various phases of this subdivision are spread over several roads including Beaver Drive, Fort Rock Rd., and East Cascade Rd. (between Circles 4 & 11).
Mountain Village West is located between Circles 4&5 with various phases accessible off Abbot Drive and/or West Cascade Rd.
* North Course Estates is a small, gated subdivision of 18-lots and one tennis court. It is located on the west side of E. Cascade Rd. near Circle 9. Seven of the lots have frontage on the Woodlands Golf Course. Short-term rentals are prohibited within this subdivision.
Overlook Park is located northwest of the SHARC on Overlook Rd. Most of the lots are forested though a few look out onto the Meadows Golf Course.
Quelah Estates is a 25-lot subdivision located on the west side of Abbot Dr. near Circle 3. It is just across the pond from the Sunriver Nature Center.
River View is a small, 6-lot subdivision located just west of Circle 6 between phases II & III of the larger River Village subdivision.
River Village is comprised of three phases located in the northern half of the resort on the west side of W. Cascade Rd. Many homes within this subdivision have frontage on the Deschutes River.
Skypark is located in the southwest corner of Sunriver Resort next to the airport and appeals to owners who are also private pilots. All of the homes in this 26-lot subdivision have access to a paved extension that connects directly to the runway of the Sunriver S21 private airport. Twelve of the lots have direct frontage on this extension, which allows them to have aircraft hangers. Most of the other lots have views of the Deschutes River, which defines Sunriver’s western boundary.

Commercial Subdivisions Within Sunriver
Camp Abbot Hangars are located at the Sunriver Airport.
Compound Condominiums are located in the southeast corner of the Sunriver Business Park.
Sunriver Business Park (a.k.a. Business Park) is located off South Century Drive, just south of the main entrance to Sunriver, and includes the post office and Sunriver branch of the Deschutes Public Library.
Sunriver Village Mall (aka The Village At Sunriver) is located off Abbot Drive, north of the main entrance to Sunriver. It is home to the Sunriver Country Store, as well as a number of restaurants, shops, offices, and entertainment attractions.
Sunriver Lodge is located at the west end of Abbot Drive and is the focal point of the resort. Guest rooms are available at the River Lodges (neighboring to the south) and the Lodge Village (neighboring to the north).
