The area includes a diverse group of subdivisions and price ranges. Several of these neighborhoods have community water and sewer, while most rely on wells and septic systems.

“Three Rivers” refers to the Little Deschutes River, Big Deschutes River, and Fall River. All three flow through the area and eventually come together to form the Deschutes River. Three Rivers South includes the subdivisions summarized below.

Large Subdivisions In Three Rivers South

Caldera Springs is a 400-acre gated resort community developed by Caldera Springs Real Estate LLC. It is located immediately south of Sunriver and adjacent to Crosswater. Like Crosswater, it is technically separate from Sunriver, though it maintains a relationship with the resort which allows Caldera Springs owners & guests access to both the Sunriver Woodlands and Sunriver Meadows golf courses. Additionally, Caldera Springs owners & guests have access to the neighboring Crosswater Golf Course. Caldera Springs consists of 320 single-family home sites with lot sizes ranging from about a quarter of an acre to just over an acre, as well as 45 Caldera Cabins. Amenities include the 9-hole, Bob Cupp-designed Caldera Links & Golf Park, a playground, basketball court, tennis courts, Harper’s Outpost picnic pavilion, Ponderosa & Sable Rock Parks, The Lake House (a community center that includes the Zeppa bistro), and The Quarry Pool & Fitness Center. An eastern expansion will add over 600 acres of serene natural forest land, a variety of new home sites, and an expanded collection of amenities. There is a homeowners association (HOA). Crosswater is a 600-acre gated resort community developed by Sunriver Resort Limited Partnership. This privately owned and operated golf & social club facility is located immediately south of Sunriver and adjacent to Caldera Springs. While it is technically separate from Sunriver, it maintains a relationship with the resort which allows Crosswater owners & guests access to both the Sunriver Woodlands and Sunriver Meadows golf courses. Additionally, Crosswater owners & guests have access to the neighboring Caldera Springs Links. Crosswater consists of 94 home sites – including the Canoe Camp subdivision and the 23-unit Osprey Pointe Condominiums. All are arranged around the 18-hole Crosswater Golf Course – a Robert E. Cupp bent grass heathland-style design that crosses the Little Deschutes River seven times. The Clubhouse was designed in the classic Northwest lodge style and in addition to the golf shop and day locker facilities, houses The Grille restaurant & lounge, The Turn snack bar, and an exclusive Resident Member Club with locker rooms. There is a homeowners association (HOA) and most lots are serviced by community water & sewer, though there is one area of properties that are on wells and septic systems. Deschutes River Recreation Homesites (DRRH TRS) includes lots that average about a ½ acre in size with some properties along the Deschutes River. Properties have private wells and septic systems (where approved per Deschutes County). Most of the roads are unpaved. There are several distinct phases of DRRH spread throughout Three Rivers South. All are governed by a homeowners association (HOA). The Spring River Plaza commercial area is located within DRRH.

Lazy River a.k.a. Lazy River Huntington is located on the east side of the Little Deschutes River south of Vandervert Ranch and the Thousand Trails campground. There are a variety of lot sizes and many with river frontage. Most are accessible from Huntington Road (paved). Many of the short side streets are unpaved.

Lazy River West is located on the west side of the Little Deschutes River south of Vandervert Ranch and the Thousand Trails campground. Like Lazy River, it offers a variety of lot sizes – many of which have river frontage. Much of it is accessible via the paved Lazy River Dr. and Tamarack Road. Other side roads in the area are unpaved..

Oregon Water Wonderland (OWW) I & II are located southwest of Crosswater between the Deschutes and the Little Deschutes Rivers. Unit II is located on both sides of S. Century Dr. immediately west of Vandervert Ranch and the Thousand Trails Campground. Most of the residential lots in Unit II are north of S. Century Dr. and there are 40 acres of Deschutes National Forest land in the middle of the neighborhood. Unit I straddles S. Century Dr. further to the west on the east bank of the Deschutes River and abuts forest land to the south and west. The lots in this area average ½ acre in size with community water, sewer, and paved roads. Community members have five river access points, including one with a boat dock & ramp. There are homeowners associations for both phases. Both units have community water, but only OWW2 has community sewer (properties in OWW1 are on individual septic systems). Mid-Sized Subdivisions In Three Rivers South

Fall River Estates is located off of the paved S. Century Dr. on the way to Wickiup Reservoir. The road into this subdivision is paved, though the rest of the roads in the neighborhood are not. The scenic Fall River (fly-fishing-only) flows through this subdivision and the Fall River Fish Hatchery occupies the northwest corner of the community. There is a homeowners association (HOA) and most lots are (or will need to be) serviced by private wells and septic systems. However, the Fall River Water Company serves nineteen (19) lots on River Loop Drive East, River Point Circle, and Fall River Drive, but is not part of, nor affiliated with, the Fall River Estates HOA. Pine River Estates is a 32-lot subdivision located immediately north of Vandevert Acres on Blue Eagle Road (paved). Several short side streets are unpaved.

Pinewood Country Estates is a 40-lot neighborhood of large, multi-acre estates located west of the two Lazy River subdivisions. These are some of the largest homesites in Three Rivers South, though none offer water frontage. There is a homeowners association (HOA).

River Forest Acres is located along the west bank of the Deschutes River south of S. Century Dr. near Base Butte. The roads in this subdivision are paved. There is a homeowners association (HOA).

River Meadows is located along the west bank of the Deschutes River and offers an active homeowners association (HOA), underground utilities (including community sewer & water), paved roads, and common water frontage with a boat launch and several docks. There are also 3 miles of paved walking paths, a tennis court, 4 pickleball courts, a seasonal pool, and a community clubhouse. For more information, please see http://www.rivermeadows.com/.

Spring River Acres is located on both sides of the paved Spring River Road directly west of Sunriver. All but one of the roads within this neighborhood are unpaved. The Spring River originates from springs in the northern half of this subdivision and flows northeast to the Deschutes River.

Stage Stop Meadows is located on the west bank of the Big Deschutes River just south of River Meadows. This neighborhood offers community sewer & water, paved roads, and an active homeowners association. Common areas include a pool, indoor spa, clubhouse, 2 tennis courts, 3½ miles of bike/walking paths, and common Deschutes River frontage with a boat ramp.

Sun Country Estates is a 46-lot neighborhood located south of and adjacent to Pinewood Country Estates on unpaved roads. None of the lots have water frontage.

Sun Dance is a small neighborhood located southwest of Deschutes River Recreation Homesites on unpaved roads.

Valley Ridge Acres includes two units. The first is located north of and adjacent to Spring River Acres. The second unit is located west of and adjacent to Lazy River West. The roads in both units are unpaved.

Vandervert Acres is a 25-lot subdivision located east of Vandervert Ranch between S. Century Dr. and HWY 97 along Blue Eagle Road (paved) north of Old Wood Road (paved). None of the lots have water frontage. There is a homeowners association (HOA).

Vandervert Acres South is an 18-lot subdivision located east of Vandervert Ranch between S. Century Dr. and HWY 97 along Blue Eagle Road (paved) south of Old Wood Road (paved). None of the lots have water frontage. There is a homeowners association (HOA).

Vandervert Ranch is a 400 acre gated ranch community directly south of and adjacent to Crosswater. Ranch owners share 350 acres of common land on both banks of the Little Deschutes River that includes a private fishing pond, horse stables, and 8 miles of trails. The remaining 50 acres is divided into 22 individual landholdings of at least 2 acres each – most with luxury log estate homes. There is a homeowners association (HOA). Whispering Pines TRS is a 27-lot neighborhood located south of and adjacent to Sun Country Estates on unpaved roads. None of the lots have water frontage.


Small Subdivisions In Three Rivers South

The following neighborhoods are each 12 lots or less in size. Most of the lots have river frontage. All are accessible via paved roads. Where active, click the name of the neighborhood for a pre-made search of that specific subdivision.

Blissful Acres is an 8-lot, unrecorded subdivision located between Fountainebleau and Oregon Water Wonderland (Unit 1) where Big River Drive meets Seevers Drive. All but one of the lots have direct frontage on the Deschutes River.

Cougar Grove is a 12-lot subdivision located immediately west of the Stage Stop Meadows neighborhood on unpaved roads. It is surrounded on three sides by Deschutes National Forest land. None of the lots offer water frontage, but they are large lots averaging just over 4 acres to just under 10 acres in size.

Deschutes Pines is a 4-lot subdivision located on the west side of the Deschutes River (directly across from Fountainebleu) near Sun Dance and River Meadows. The four lots are 5 acres to just under 8 acres in size and have direct frontage on the Deschutes River.

Fountainebleau is a 7-lot subdivision located on the east side of the Deschutes River. It is located directly across the river from Deschutes Pines and between the two units of Oregon Water Wonderland. All but the largest lot have direct frontage on the Deschutes River.

Lisle Acres is a 7-lot subdivision located just south of Spring River Road on the west bank of the Deschutes River directly opposite Crosswater and surrounded on three sides by Deschutes River Recreation Homesites. All seven lots have direct frontage on the Deschutes River.

Pace Estates is a 4-lot subdivision located directly across the Deschutes River from Sunriver on the north side of Spring River Road. All four lots have direct frontage on the Deschutes River.
